The best towns near Atlanta for families combine a strong public school district, a commute under an hour, and a crime rate that shows up as low in independently verified data — not just a real estate agent’s opinion.
This guide ranks 15 towns across Fulton, DeKalb, Cobb, Cherokee, Gwinnett, Forsyth, Fayette, and Coweta counties using U.S. Census Bureau population and income data, named school districts, and third-party safety rankings (SafeWise’s FBI-data-based state ranking and Niche’s Crime & Safety grades) rather than guesswork.
Every figure below is sourced and dated. Population and median household income come from the Census Bureau’s QuickFacts (2025 population vintage; income and home value from the 2020-2024 American Community Survey 5-year estimates, reported in 2024 dollars).
Safety data comes from SafeWise’s 2026 Georgia ranking (built on 2023 FBI NIBRS crime data) where a town appears in that ranking, and from Niche’s Crime & Safety letter grade otherwise. School districts are named directly — verify current ratings for your specific address, since school quality can vary block to block within a single district.
How did we pick these towns?
We started with the metro Atlanta suburbs most commonly recommended for families relocating from out of state, then filtered by data, not reputation.
Every town on this list had to have: a 2025 Census population estimate, a named public school district (or independent city district), a documented median home value or income figure from the ACS, and a safety figure or grade from either SafeWise’s FBI-data ranking or Niche’s Crime & Safety score.
We excluded towns where we could not verify at least the population and one economic figure from the Census Bureau. Where a town did not appear in either safety source, we say so rather than estimate a number.
There’s no single “best” answer for every household — the best towns near Atlanta for families depend on how much commute time you’re willing to trade for square footage and school-district reputation.
This is not a “safest places in Georgia” ranking — for that, see our dedicated safest-places data analysis. It’s a shortlist built specifically around the priorities of a family with school-age kids weighing a move into the Atlanta metro. Population: U.S. Census Bureau QuickFacts, July 1, 2025 vintage estimate (V2025). Median home value: owner-occupied housing units, 2020-2024 ACS 5-year estimates in 2024 dollars. Commute times are approximate, normal-traffic estimates to downtown Atlanta and will run longer during weekday rush hour. For a wider county-by-county cut of the same metro, see our comparison of the best Atlanta suburbs to live in.
North Fulton and Forsyth: why do families land here first?
This cluster north of the Perimeter is where most relocating families with school-age kids land first, largely because of Fulton County Schools’ north-county cluster and Forsyth County’s growth.
Alpharetta
Data (2025 pop. / 2020-2024 ACS): population 66,921; median household income $147,612; median home value $649,000. Schools: Fulton County Schools. Commute: about 25 miles, 35-45 minutes to downtown Atlanta via GA-400. Safety: Niche ranks Alpharetta #2 on its 2026 Safe Suburbs of Atlanta Area list with a Crime & Safety grade of B-. Alpharetta pairs a walkable downtown (Avalon, City Center) with single-family neighborhoods, which is why it draws relocating families specifically.
Milton
Data: population 41,266; median household income $171,295 — the highest on this list; median home value $789,000, also the highest. Schools: Fulton County Schools. Commute: about 30 miles, 45-55 minutes. Safety: Milton ranks #9 in SafeWise’s 2026 Georgia safest-cities list (2023 FBI NIBRS data: violent crime 0.9 and property crime 4.7 per 1,000 residents) and carries a Niche Crime & Safety grade of B+, ranked #4 among Atlanta-area suburbs.
Milton is the most rural-feeling and highest-cost option in this group — large lots, horse farms, and Crabapple’s small-town center.
Johns Creek
Data: population 80,401; median household income $160,093; median home value $629,400. Schools: Fulton County Schools. Commute: about 30 miles, 45-55 minutes. Safety: Johns Creek is the #1-ranked suburb on Niche’s 2026 Safe Suburbs of Atlanta Area list (Crime & Safety grade B+) and #7 statewide in SafeWise’s FBI-data ranking (violent crime 0.3, property crime 5.5 per 1,000 residents).
Of every town in this guide, Johns Creek has the strongest combination of independently verified safety data and school-district reputation.
Roswell
Data: population 91,505, the second-largest town on this list; median household income $128,654; median home value $567,100 — a lower entry point than Alpharetta or Milton for the same school district. Schools: Fulton County Schools. Commute: about 20 miles, 30-40 minutes. Safety: Niche ranks Roswell #8 on its Atlanta-area safe suburbs list (Crime & Safety grade B-). Roswell’s historic downtown and riverfront parks give it more walkable, non-subdivision options than most towns on this list.
Suwanee
Data: population 23,034; median household income $103,260; median home value $480,600. Schools: Gwinnett County Public Schools (not Fulton — Suwanee sits mainly in Gwinnett County). Commute: about 30 miles, 40-50 minutes via I-85. Safety: Niche Crime & Safety grade B-, ranked #14 among Atlanta-area safe suburbs. Suwanee Town Center’s splash pad and weekly farmers market make it one of the more amenity-dense small downtowns in this price range.
Cumming
Data: the city of Cumming itself is small — population 12,494 — but it anchors fast-growing Forsyth County, whose broader suburban area is what most relocating families mean by “Cumming.”
Median household income $85,868; median home value $382,900, the second-most-affordable on this list. Schools: Forsyth County Schools. Commute: about 40 miles, 50-60 minutes via GA-400. Safety: Niche gives Cumming an overall A grade; a specific Crime & Safety letter grade was not available on Niche’s city page at research time, so treat safety claims for Cumming specifically as unverified and check the Forsyth County Sheriff’s Office or FBI Crime Data Explorer directly before deciding.
Inside the Perimeter: which towns have the shortest commutes?
These four towns trade a slightly higher price per square foot for a commute under 30 minutes — the tradeoff most families weighing “close-in versus far-out” are actually making. To price out what that tradeoff means month to month, see our Atlanta cost-of-living breakdown.
Decatur
Data: population 25,276, the smallest city in this guide by footprint; median household income $139,397; median home value $701,400 — the highest on this list. Schools: City Schools of Decatur, a small independent district separate from DeKalb County Schools, widely cited as a top draw for families willing to pay a premium for it. Commute: about 6 miles, 15-20 minutes — the shortest on this list. Safety: Niche gives Decatur an overall A+ grade but a Crime & Safety grade of C, reflecting the tradeoffs of a dense, walkable, inner-metro city; check the current FBI Crime Data Explorer entry for DeKalb County agencies before deciding block by block.
Sandy Springs
Data: population 105,013, the largest city on this list; median household income $104,340; median home value $619,800. Schools: Fulton County Schools. Commute: about 12 miles, 20-25 minutes. Safety: Niche ranks Sandy Springs #12 among Atlanta-area safe suburbs with a Crime & Safety grade of B-. It’s the largest, most urban option in this guide short of Atlanta itself, with condo and townhome inventory alongside single-family neighborhoods.
Dunwoody
Data: population 51,792; median household income $121,903; median home value $602,900. Schools: DeKalb County School District (Dunwoody sits in DeKalb, not Fulton — a common mix-up). Commute: about 15 miles, 25-30 minutes via GA-400/I-285. Safety: Niche ranks Dunwoody #15 among Atlanta-area safe suburbs, Crime & Safety grade B-. Dunwoody’s draw is the combination of MARTA rail access at two stations and traditional suburban lot sizes, a rare pairing this close to the Perimeter.
Smyrna
Data: population 57,513; median household income $100,061; median home value $449,500. Schools: Cobb County School District. Commute: about 12 miles, 20-25 minutes. Safety: Niche gives Smyrna an overall A+ grade with a Crime & Safety grade of C+. Smyrna’s Market Village downtown and proximity to Truist Park make it popular with families who want walkable retail without Decatur’s price tag.
Cobb and Cherokee: where do you get more house for the money?
Marietta
Data: population 63,574; median household income $72,725, the lowest on this list, reflecting a mix of housing stock from historic bungalows to newer subdivisions; median home value $448,500. Schools: Marietta City Schools, an independent district separate from Cobb County Schools within the city limits — confirm which district serves a specific address before buying, since city and county district lines overlap here. Commute: about 20 miles, 30-40 minutes. Safety: Niche overall grade A, Crime & Safety grade C+. Marietta Square gives it the most historic, walkable downtown in the Cobb County cluster.
Woodstock
Data: population 39,895; median household income $103,496; median home value $436,500. Schools: Cherokee County School District. Commute: about 30 miles, 40-50 minutes via I-575. Safety: Niche ranks Woodstock #21 among Atlanta-area safe suburbs, Crime & Safety grade B-. The Outlet Shoppes and a revitalized downtown give Woodstock more retail and dining density than most towns this far out.
Canton
Data: population 40,778; median household income $80,091; median home value $407,800, among the most affordable on this list. Schools: Cherokee County School District. Commute: about 40 miles, 50-60 minutes via I-575. Safety: Niche gives Canton a Crime & Safety grade of A-, its highest safety letter grade among all 15 towns in this guide, though Canton ranks lower (#55) than closer-in suburbs on Niche’s overall “safest suburb” ranking because that ranking also weighs other factors like commute and amenities.

South metro: is a longer commute worth the lower cost?
Peachtree City
Data: population 40,880; median household income $113,987; median home value $482,500. Schools: Fayette County Schools. Commute: about 30 miles, 40-50 minutes via I-85. Safety: Peachtree City ranks #10 in SafeWise’s 2026 Georgia safest-cities list (2023 FBI data: violent crime 0.2, property crime 8.0 per 1,000 residents) and holds a Niche Crime & Safety grade of B+, ranked #10 among Atlanta-area suburbs. Peachtree City’s 100+ miles of golf-cart paths connecting neighborhoods to schools is unique among towns in this guide.
Newnan
Data: population 45,867; median household income $82,292; median home value $364,700, the most affordable on this list. Schools: Coweta County Schools. Commute: about 40 miles, 50-60 minutes via I-85. Safety: Niche overall grade A-, Crime & Safety grade C+. Newnan’s historic downtown square and lower price point make it the value pick for families who can tolerate the longest commute on this list.

What should you check before you buy?
- Confirm the exact school zone, not just the district. Fulton, Cobb, Cherokee, DeKalb, Gwinnett, Forsyth, Fayette, and Coweta are all large districts with wide quality variation between individual schools — check the specific elementary, middle, and high school attendance zone for any address before signing anything.
- City limits and school district don’t always match. Marietta and Decatur both have independent city school districts that don’t cover every address with a Marietta or Decatur mailing address — verify with the district directly.
- Drive the commute at actual rush hour before you buy. Every commute time above is a normal-traffic estimate; GA-400, I-575, and I-85 can double travel time during weekday peak hours.
- Pull current crime data for your specific address from the FBI Crime Data Explorer or the local police department’s annual report — citywide averages can mask block-level differences.
- Property tax rates vary by county and city and materially change the real monthly cost of a home — get a current estimate from the county tax assessor before comparing towns on home value alone. If a mountain county is also on your list, compare it against our best small towns in north Georgia to live in.
Which town fits your family’s situation?
| If you… | Do this | Why |
|---|---|---|
| Work downtown and want the shortest commute | Decatur, about 6 miles and 15-20 minutes | The shortest drive on this list, but also the highest median home value at $701,400, and Niche grades it C on Crime and Safety against an A+ overall. |
| Are buying on a tighter budget | Newnan ($364,700, Coweta County Schools) or Cumming ($382,900, Forsyth County Schools) | The two lowest median home values here, and both sit about 40 miles and 50-60 minutes out, on I-85 and GA-400 respectively. |
| Want the strongest independently verified safety data | Johns Creek, median home value $629,400 | Number one on Niche’s 2026 Safe Suburbs of Atlanta Area list with a B+ Crime and Safety grade, and seventh statewide in SafeWise at 0.3 violent and 5.5 property incidents per 1,000 residents. |
| Want the highest safety letter grade at a lower price | Canton, $407,800, Cherokee County School District | Niche gives Canton an A- on Crime and Safety, the highest letter grade of all 15 towns, though it lands at #55 on the overall safe-suburb ranking because that also weighs commute and amenities, at 40 miles and 50-60 minutes. |
| Have school-age kids and are choosing by district | Confirm the exact elementary, middle and high school attendance zone before signing, not just the district | Marietta City Schools and City Schools of Decatur are independent districts that do not cover every address carrying those mailing addresses, and the eight county districts here vary widely school to school. |
| Want MARTA rail without giving up a yard | Dunwoody, $602,900, DeKalb County School District | Two rail stations paired with traditional suburban lot sizes, about 15 miles and 25-30 minutes via GA-400/I-285 — a rare pairing this close to the Perimeter. |
| Want a walkable downtown without Decatur’s price | Smyrna ($449,500, Market Village) or Marietta ($448,500, Marietta Square) | Both run roughly $250,000 below Decatur. Smyrna is about 12 miles out at 20-25 minutes under Cobb County School District; Marietta is about 20 miles at 30-40 minutes. Niche grades both C+ on Crime and Safety. |
FAQ
What is the best town near Atlanta for families with kids?
Based on verified 2026 safety rankings, Johns Creek and Milton currently combine the strongest independently ranked safety data with Fulton County Schools, though both carry higher median home values ($629,400 and $789,000 respectively) than towns further from downtown Atlanta.
Which town near Atlanta has the shortest commute for families?
Decatur has the shortest commute on this list at about 6 miles and 15-20 minutes to downtown Atlanta, followed by Sandy Springs and Smyrna at roughly 12 miles each.
What is the most affordable town near Atlanta with good schools?
Among the 15 towns in this guide, Newnan ($364,700 median home value, Coweta County Schools) and Cumming ($382,900, Forsyth County Schools) have the lowest median home values, both roughly 40 miles from downtown Atlanta.
Are Fulton County Schools good for families moving to Georgia?
Fulton County Schools serves five of the towns in this guide (Alpharetta, Roswell, Milton, Johns Creek and Sandy Springs), and several of those towns rank highly on Niche’s 2026 Crime & Safety grades. School quality still varies by individual school within the district, so check the specific attendance zone for any address you’re considering.
Is Marietta in Cobb County Schools or Marietta City Schools?
It depends on the address. Marietta City Schools is a separate, independent district that serves part of the city, while the surrounding area and some in-city addresses fall under Cobb County School District. Confirm which district serves a specific property before buying.
How was crime data verified for this list?
We used SafeWise’s 2026 Georgia safest-cities ranking, which is built on 2023 FBI NIBRS crime data, for towns that appear in it (Johns Creek, Milton, and Peachtree City), and Niche’s Crime & Safety letter grades for the rest. Where a specific grade wasn’t available (Cumming), we say so rather than estimate a figure.
Should you choose Decatur or Smyrna for a close-in commute?
Both sit inside the Perimeter, but the price gap is large: Decatur runs $701,400 median home value for a 6-mile, 15-20 minute commute and the independent City Schools of Decatur, while Smyrna is $449,500 for about 12 miles and 20-25 minutes under Cobb County School District. Niche grades Decatur C on Crime & Safety and Smyrna C+.
Is the longer south-metro commute worth the lower home prices?
It depends on how much I-85 you can stomach. Newnan is the cheapest town here at $364,700, but it is about 40 miles and 50-60 minutes out, and I-85 can double that at peak. Peachtree City costs $482,500 and sits 10 miles closer, with a SafeWise #10 statewide safety rank and 100+ miles of golf-cart paths.
What should you do if a town on your shortlist has no verified safety grade?
Cumming is the one town here without one: Niche had no Crime and Safety letter grade on its city page at research time, so we publish none rather than estimate. Check the Forsyth County Sheriff’s Office or the FBI Crime Data Explorer directly, and pull figures for the specific address, since citywide averages hide block-level differences.
Which towns work if you want a walkable downtown rather than a subdivision?
Five here are built around one. Decatur ($701,400) is the most walkable and the priciest; Roswell ($567,100) pairs a historic downtown with riverfront parks; Marietta ($448,500) has Marietta Square; Smyrna ($449,500) has Market Village near Truist Park; and Suwanee ($480,600) has Town Center, with a splash pad and a weekly farmers market.
